A Look at The Smith’s Second Phase in South End Neighborhood

The Smith, developed by Leggat McCall Properties and Bentall GreenOak with architecture by CBT and landscape design by Halvorson | Tighe & Bond Studio, has completed Phase 2 of its mixed-use community. Our team visited the site this summer with photographer Ed Wonsek to capture the newest phase of this residential development in Boston which offers a contemporary living experience steeped in the industrial and artistic heritage of its South End neighborhood.

Opened to residents in Fall 2023 and accepting commercial tenants, this second phase – Smith No. 99 -- introduced a new multi-use building offering 600,000 square feet of commercial and residential space. Smith No. 99 includes 304 apartments, 30 of which are designated as affordable housing units, and brings the combined total of units to 604 across both buildings, as well as first-floor commercial space. These units feature a mixture of studios, one-bedrooms, two-bedrooms, and three-bedrooms.

Additional amenities include:

  • Indoor and outdoor fitness spaces, including a yoga and fitness center

  • Pet spa, washing station, and indoor play area

  • Outdoor greenspace with landscaped trees and gardens and a stone garden

  • Lobby coffee lounge

  • Media room with a vinyl record room, billiards, kitchen, and sunroom

  • Co-working spaces featuring private work areas and conference rooms

  • Two-story roof deck with a movie screen

  • Art collection curated by local art consultancy, Alchemy Station, featuring over 100 pieces of art featured inside and outside of the building

  • Two-level underground garage with EV charging stations and Zipcars

  • Bicycle storage and repair stations

Smith No. 99 joins Smith No. 89, the first phase of the project completed in 2020, and differs in style, with No. 89 featuring a brownstone common in the South End while No. 99 offers more modern look.

Smith No. 89 features a U-shaped building wrapping around a large courtyard. The design team struck a comfortable balance between active gathering and passive secluded uses, creating a powerful indoor/outdoor connection. The Smith’s roof deck amenity terrace offers sheltered outdoor opportunities year-round, and features lounge seating, fireplaces, a pool, and grill stations and offers stunning views of the city.

Halvorson collaborated with the project team to create a streetscape with tree-lined edges, pedestrian open spaces, and retail storefronts to offer nodes of activity and a sense of place in this lively residential corridor.

Located in one of the most sought-after neighborhoods in Boston, this development is scaled to respond to the history of the South End while remaining a transformative, contemporary space.
