Planning the Largest Mixed-Use Development in the Region

Located on the site of the former Rockingham Park racing track along Route 28 in Salem, NH, Tuscan Village is set to become the largest mixed-use development of its kind in the region. The master plan for this themed 170-acre lifestyle center—developed by architects Prellwitz Chilinski Associates with landscape visioning by Halvorson Design for Tuscan Brands and Grossman Development—will feature a luxury hotel, restaurants, entertainment venues, retail, and residences, as well as corporate and medical offices.

Halvorson Design developed large outdoor urban spaces able to accommodate food trucks, farmer’s markets, and other gatherings as well as numerous parks and recreational trails to encourage exploration of the surrounding landscape. Tuscan Village also connects to the regional trail system, promoting the health and wellness of residents and visitors while providing access to the greater Salem community.

The design is organized around an urban center model, connected by a series of parks, streets, and piazzas to form a community that embodies the Tuscan lifestyle. Halvorson Design is working with the architect, developer and engineering team to create a live/work/play destination for residents of Salem and the greater New England region.

A semicircular piazza—ringed by restaurants and outdoor cafes, a theater, and an upscale hotel—serves as a centerpiece for the development, while the tree-lined promenade offers a bustling, pedestrian-friendly streetscape featuring an organic market, cafés, restaurants, retail spaces, and a banquet/events center. Halvorson worked closely with the design team to create an accessible, walkable downtown with complete streets designed for pedestrians, bicyclists and drivers.

Historic elements of the former racetrack will be preserved and incorporated into the design and landscape, and about 2,000 feet of rail trail will also be integrated. A small lake located in the northern parcel of the development will feature walking paths and residential green spaces. 

This ambitious development is set to transform Salem, New Hampshire, creating a new downtown destination and an economic driver that will benefit the Salem community and greater region for years to come.
